Shared ownership at The Diamond is organized through a structured interval system designed to balance access, fairness, and long-term property care.
Each cottage is divided into a set number of ownership intervals, allowing multiple owners to enjoy scheduled time at the property each year. The structure provides predictable access while ensuring that the cottage is professionally managed and consistently maintained.
This guide explains how the ownership structure is organized.
Ownership Structure
Each cottage at The Diamond is divided into ten ownership intervals.
Every interval provides five weeks of cottage use per year within a structured calendar system. This approach allows multiple owners to enjoy the property while maintaining consistent property standards across the ownership group.
Owners hold the right to use the cottage during their scheduled weeks while sharing long-term operational responsibilities with the other interval owners of that cottage.
Cottage and Interval Assignment
Each ownership interval is tied to a specific cottage and interval number.
Ownership is typically identified using the format:
Cottage Number โ Interval Number
For example: Cottage 5 โ Interval 3
This structure ensures that owners return to the same cottage each year, providing a consistent experience and familiarity with the property.
During their scheduled weeks, owners receive exclusive use of the cottage.
Cottage Types
The property includes ten identical cottages, each assigned to its own ownership group.
To accommodate different guest preferences:
Some cottages are designated pet-free
Others are pet-friendly
Ownership intervals remain tied to the same cottage each year, allowing owners to consistently return to the same property during their scheduled weeks.
Cottage Development
The Diamond currently includes ten completed cottages, each divided into ownership intervals.
The property was originally permitted for up to fifteen cottages, allowing for potential future expansion as the community grows.
At present, ownership opportunities are tied to the existing cottages already built on the property.
Annual Week Allocation
Each ownership interval includes five weeks of use per year.
Owners receive two fixed weeks during the golf season, which runs from May through October. These weeks are scheduled ten weeks apart and remain the same each year, allowing owners to plan their visits well in advance.
In addition, owners receive three rotating weeks. One in winter, one in spring, and one in fall. These weeks rotate among the ten interval owners of that cottage so that seasonal access is shared over time.
You can learn more about how the rotation system works in Interval Rotation Explained.
Check-In and Check-Out Schedule
Each cottage follows a pre-assigned arrival and departure schedule to support smooth operations across the ownership program.
Two arrival patterns are used across the cottages:
Standard arrival
Check-in: 2:00 PM
Check-out: 10:00 AM
Evening arrival
Check-in: 6:00 PM
Check-out: 2:00 PM
The evening arrival option allows owners and guests who are traveling after work to arrive later while still enjoying their full stay.
These schedules are tied to the specific cottage and remain consistent throughout the year.
Structured Ownership with Predictable Access
The ownership system balances consistent annual visits with fair distribution of seasonal access across the ownership group.
- Ten intervals per cottage
- Five weeks of annual use
- Fixed golf-season weeks
- Rotating off-season access
- Cottage-specific ownership
This structure allows families to plan regular visits while maintaining long-term property stability.
Owner Flexibility
Owners have flexibility in how they use their scheduled weeks.
Some owners choose to enjoy their cottage time each year, while others may rent their weeks if they are unable to visit. Owners are free to manage rentals independently and retain the full rental revenue.
Owners may also arrange week exchanges with other interval owners, allowing schedules to adapt when plans change.
Long-Term Ownership
Ownership intervals are designed to support long-term cottage enjoyment.
Intervals can be transferred to family members through estate planning or resold through real estate agents. Some families also choose to purchase multiple intervals, allowing for extended stays or back-to-back weeks at the cottage.
